Call Us TodayFrequently Asked Questions
Typically, the Inventory Check-In Report will be ready for viewing and will be sent to you electronically within 24-48 hours of the inspection. We can also provide reports sooner if needed.
It is highly recommended that tenants or their representatives (e.g., a letting agent) are present during the check-in inspection. This allows for a thorough walkthrough, provides an opportunity to ask questions, and ensures agreement on the documented condition of the property. If a tenant cannot be present, they can nominate someone to attend on their behalf.
Once the report is completed, it will be sent to the tenants (or Managing agent if preferred) for review. They will have 7 days to respond with any amendments or comments. These comments will be compared against any additional photographs provided by the tenants. If acceptable, we will update the report accordingly, highlighting the tenants' comments. The finalized report will then be ready for both the landlord and tenants to sign.
We understand that sometimes urgent bookings are necessary. While we strive to accommodate all requests, same-day bookings may be subject to availability. Please contact us directly to discuss your specific needs, and we will do our best to assist you.
Yes, all our inventory clerks are professionally trained and insured. They follow strict protocols to ensure accuracy and impartiality in every report they produce.
We cover a wide range of areas to serve landlords and agents across the region. Please contact us with your specific location, and we can confirm if you are within our service area.
A comprehensive Inventory Check-In Report typically includes:
- A detailed description of the property's condition room by room.
- A list of all fixtures, fittings, and appliances with their condition.
- Photographic evidence of the property's state at the time of check-in.
- Meter readings (electricity, gas, water).
- Details of keys provided.
- A schedule of any existing damage or maintenance issues.
- Notes on cleanliness.
At the end of the inspection, the inventory clerk will typically provide a verbal summary of the findings. The tenant (or their representative) will be asked to sign a copy of the report to confirm their attendance and agreement with the documented condition. The final report will then be compiled and sent electronically.
Yes, absolutely. We encourage tenants to review the report carefully upon receipt. If you disagree with any part of the report or wish to add your own comments or specific photos, you have a designated period (usually 7 days) to submit these to us. We will then review your additions and, if appropriate, amend the report accordingly. This ensures the report accurately reflects your understanding of the property's condition.
For landlords, a professional inventory is vital for protecting their financial investment. It provides legally recognized evidence of the property's condition at the start of the tenancy, which is essential for making fair claims against the tenant's security deposit for any damages beyond fair wear and tear. It also helps to prevent disputes and ensures a smoother tenancy.
"Fair wear and tear" refers to the normal deterioration of a property and its contents due to everyday use. It is not considered damage caused by the tenant. For example, slight fading of carpets or minor scuffs on walls from furniture are generally accepted as fair wear and tear. Damage beyond this, such as large stains, burns, or broken fixtures, would typically be the tenant's responsibility.
If you discover an issue shortly after moving in that was not apparent during the check-in or was missed by the clerk, it's important to report it to us and your landlord/agent immediately, ideally in writing. Most inventory reports allow for a grace period (e.g., 7 days) to report any newly discovered issues not documented during the initial inspection.
