A periodic/interim inspection is carried out half way through the tenancy. our clerk would walk around and take pictures of each room and its fixtures/fittings.

The purpose of this report is to give you a glimpse into what the property looks like and the condition it is in four or six months since the Tenants moved in.
It will give you an opportunity to address any issues that may have deteriorated as a result of age or general wear and tear. In addition, should there be any damage, you would have the ability to arrange a repair early on to avoid encountering more serious issues further down the line if left neglected.

A periodic inspection will also bring to light any issues with Tenants smoking in the property that is against the terms of the lease or even seeing signs that the property is being sublet to somebody other than the Tenants whom the contract has been offered to/signed by.

Furthermore, you may want to tell us if you wish for certain areas of the property to be inspected i.e. the roof, pointing, guttering etc. Carrying out such inspections goes a long way in avoiding long term issues from occurring but in fact resolving these early on which will not only be a benefit to yourself but also whilst the property is being tenanted as to not cause any inconvenience to the Tenants if an issue may be re-occurring.

Once your Tenant/s have settled into the property and as part of the Management service, we'll attend the dwelling to conduct a periodic inspection. This gives you an opportunity to see what the property looks like whilst it is vacated. We inspect the property for general maintenance, cleanliness, misuse by Tenant/s (smoking or subletting). This process also allows us as the agent to monitor any issues with the property itself or the Tenant/s should there have been any complaints by neighbours for instance.

The short answer, is no. We would be able to notice any of the above mentioned points, though prior to attending the property, your dedicated Property Manager will contact the Tenant/s and will ask if there is anything in particular that they would like us to inspect should it be an issue for them or a repair that should be carried out.
