Prior to the Tenancy

*Gas Safety Certificate*


A Landlord or Managing Agent must provided their Tenant/s with an up-to-date Gas Safety Certificate.

It is a legal requirement for all Landlords to have all gas appliances serviced regularly, normally once a year by a Gas Safe registered engineer.

What does a Gas Safety Certificate contain?

  • The property address where the appliance and/or flue is installed
  • The name and address of the Landlord (and agent if managing on behalf of Landlord)
  • A description and location of each appliance and/or flue
  • A name, registration number and signature of the engineer who carried out the check
  • A date when the appliance and/or flue was checked
  • Any defect/s identified and any action required to rectify
  • Confirmation of the results of operational safety checks carried out on the appliances

If we have not received your renewed Gas Safety Certificate seven days before the date of expiry, we will arrange for all related work required to ensure the gas appliances comply with the current Gas safety Regulations. The cost of this will be the Landlord's responsibility.
